A draft environmental impact report for the proposed Creekview Ranch Subdivision, a gated community in southwest Placer, has been made available – now through Feb. 1 – for public review and comment. A public meeting before the Placer County Planning Commission is also scheduled for Jan. 12 to receive comments on the draft report.
The proposed project, from applicant Placer Greens Partnership, would develop 186 acres just outside the limits of Roseville and the southeastern corner of the Dry Creek-West Placer Community Plan area.
The project would include construction of 597 single-family lots in four distinct neighborhoods with 10 villages comprising a range of lot sizes. It will also include five parks totaling 7.67 acres, 1.71 miles of trails, landscaping and utility installation. Approximately 43% of the project site would remain as open space including the Dry Creek corridor. The project will be accessed by three new gated entries off of PFE Road and Antelope Road.
The draft environmental impact report identifies potentially significant project impacts to aesthetics, air quality and greenhouse gas emissions, biological resources, cultural resources, geology and soils, hazards and hazardous materials, hydrology and water quality, public services and utilities, transportation, tribal cultural resources, and wildfire. Most significant impacts, however, can be reduced to less-than-significant levels with mitigation according to the report analysis.
