  1. Can someone fully fence in their backyard?

Yes. Specifically, a six feet stained, redwood privacy fence may be allowed by individual application and approval by the Board of Directors.

  1. We're only seeing one parking space in front of the one-car garage on the plans. Are there additional or larger spaces available for multi-car or larger truck households?

Parking is allowed on community roads except for overnight between November 1st and April 30th and in excess of 72 hours in duration between May 1st and October 31st.

  1. Are there visitor parking spaces and if so, how many?

There are no parking spaces designated specifically for visitors, but visitors may park on the street or in one of the cul-du-sacs.

  1. Are there any closing costs?

Yes, buyers will be responsible for typical closing costs.

  1. Is there a minimum amount of time in which a homeowner has to live in a home?

No, however if you sell the home during the first five years of ownership, the home can only be sold to another qualified owner who meets the employment and household income requirements.

  1. Can a homeowner rent out their home?

The qualified resident owner may rent or lease the unit for not less than one year to other individuals provided the unit is continuously occupied by at least one qualified resident. No unit may be rented or leased to any other person for any period of time unless at least one qualified resident is a tenant during the entire rental period.

  1. Can someone choose their lot?

No

  1. Are some driveways longer than others or are they all the same?

Every driveway and yard vary slightly in size.

  1. What's included in the HOA?

It covers driveway and roads snow removal. Roof replacement/exterior building surfaces are covered. The HOA also has a fire insurance policy.

  1. If someone is unable to sell their home in time to close, will they stay on the approval list for the next available unit?

If someone is unable to close in time, the next person on the preapproved list will be given the opportunity to buy and so on, until the first person is ready.
